If you have been to Hawaii before, visited the various islands, and are making your choice based on personal knowledge, this is the best way to narrow your search.

Each island has its own personality.

Oahu/Honolulu. This is the fastest paced, vibrant island with the most choices of home ownership. Here you will find Waikiki with all its attractions and wide variety of condominiums, to luxury oceanfront homes near Diamond Head ,

Maui . This is the island with some of the finest beaches in the world, and several resorts with golf and tennis. It is known for its ocean activities such as kayaking, snorkeling and scuba diving. It is also home to Haleakala, great for watching sunrises, and hiking and biking on its slopes.  Resorts include Kapalua, Kaanapali, Kihei and Waikoloa.

The Big Island of Hawaii . Home of Mauna Loa, the active volcano and >>> that most years gets a little snow at the …, this is the largest of all the islands, yet is comparatively sparsely populated. It is known for its bill fishing and championship golf.

We will view homes together or, if you cannot be there, I will preview them. During this process and when you see a property that you are interested in, I will give you:

  1. A Property Profile including assessed value for taxation.
  2. Comparable sold property information.
  3. Current trends/conditions.
  4. And a strategy for making an offer.

Once you have made an offer and it has been accepted, the race to closing starts. I will look after every aspect of the transaction until you move into your new home.

How many times have you heard this before the transaction actually closes? Doesn't matter if it's on the buyers or sellers side. And especially on a short sale.
 
ON THE GENERAL TRANSACTION CHECKLIST FOR BUYERS AND SELLERS, 
 
IT DOES NOT HIGHLIGHT SPECIAL SHORT SALE REQUIREMENTS.
 
I am just concluding a short sale with all the bells and whistles--by that I mean, we had a lot of roadblocks, but surmounted them all. We got through it, thanks to the fact that all concerned wanted to get it done.
 
 
 
BUT THE ONE THAT WENT UNDER THE RADAR, IS THE CLOSING EXTENSION:
 
In the original contract, you probably had the buyer ask for 45 or so days to close. Seller approves this as part of the original contract. However, on the Short Sale Addendum, it gets pointed out that short sales can take a lot longer.
 
DOESN'T THIS SOUND LIKE AN "EXTENSION" TO YOU?
 
So you blithely go along with the transaction, time drags past the 45 days. What IS important, is the 
 
SHORT SALE APPROVAL LETTER AND ITS EXPIRATION DATE.
 
All the ones I've seen, have left the 45 days in the dust.
 
BUT THE 45 DAYS GET REVISITED: and is needed by the buyers lender.
